Berlin-Steglitz-Zehlendorf: prices, rents and location
Steglitz-Zehlendorf in the south-west of Berlin is a green, middle-class residential district with the Grunewald, Wannsee, Schlachtensee and Krumme Lanke. It is characterised by villa and detached-house areas in Dahlem, Zehlendorf, Nikolassee, Wannsee and Lichterfelde-West, as well as period and post-war neighbourhoods in Steglitz, Lichterfelde and Lankwitz. The Waldsiedlung Zehlendorf (“Onkel Toms Hütte”) is part of the UNESCO World Heritage Site “Berlin Modernism Housing Estates” (Siedlungen der Berliner Moderne). The Freie Universität and research institutions are located in Dahlem.

The district
With an average age of 46.7 years, the district is the oldest in Berlin; at 3,000 €, the median net household income is the highest of all districts (IBB, 2024). At 74.9 %, the share of rented flats is the lowest in Berlin, and the average flat, at 85.0 m², is the largest (IBB, 2024). The main shopping street is Schloßstraße in Steglitz.
For investors
The district offers quiet, sought-after residential areas with high-income residents and a high proportion of owner-occupiers. The average purchase price level for freehold flats is around 4,600 €/m² (Gutachterausschuss 2025), the asking rent 15.00 €/m² (IBB 2025). Milieu protection (Milieuschutz) plays a smaller role than in the inner city: there are three social preservation areas (Feuerbachstraße, Gritznerstraße Nord, Mittelstraße). Note: the rent cap and the conversion ban also apply here, and villas and detached houses form a separate price segment that differs markedly from the flat market.
