Berlin-Neukölln: prices, rents and location
Neukölln consists of two very different parts: North Neukölln within the S-Bahn ring is densely built up, predominantly with Gründerzeit period buildings, and has changed considerably in recent years. Well-known neighbourhoods are the Reuterkiez (also known as “Kreuzkölln”), the Schillerkiez by Tempelhofer Feld, Rixdorf with its historic village centre, and the Körnerpark. The south, with Britz, Buckow and Rudow, is characterised by detached houses and housing estates; the Hufeisensiedlung in Britz is part of the UNESCO World Heritage Site “Berlin Modernism Housing Estates” (Siedlungen der Berliner Moderne), and Gropiusstadt is a large housing estate from the 1960s and 1970s.

The district
Neukölln has 331,744 inhabitants (as at 30.06.2026); the proportion of foreign nationals is 28.7 %. At 2,325 €, the median net household income is the lowest of the Berlin districts (IBB, 2024). With the U7, U8 and the S-Bahn ring, the north is well connected; the U7 also serves Britz, Buckow and Rudow.
For investors
Compared with the inner city, Neukölln offers moderate entry prices: the purchase price level is around 4,425 €/m² (Gutachterausschuss 2025), the asking rent 13.61 €/m² (IBB 2025). Opportunities lie in the central location of the north and continuing demand. Risks: ten social preservation areas cover large parts of North Neukölln as well as parts of Britz and Gropiusstadt, where there is a right of first refusal (restricted since 2021) for building sales, and residents' purchasing power is below average, which further limits scope for rent increases. The rent cap (Mietpreisbremse) and the conversion ban apply throughout Berlin.
