Berlin-Mitte: prices, rents and location
Mitte is Berlin's central district: the government quarter, Museum Island, Alexanderplatz, Potsdamer Platz and the main railway station are located here. Besides the historic centre, it includes the former West Berlin districts of Tiergarten (with Moabit and Hansaviertel) and Wedding (with Gesundbrunnen). The buildings are correspondingly mixed: Gründerzeit period buildings in the Spandauer Vorstadt, Moabit and Wedding, GDR prefabricated buildings around Alexanderplatz and Fischerinsel, the post-war modernism of the Hansaviertel, and a lot of new construction, for example on Heidestraße north of the main railway station.

The district
With 398,505 inhabitants on 39.40 km², Mitte is densely populated; at 39.9 years the average age is below the Berlin figure, while the proportion of foreign nationals, at 36.6 %, is well above it. Well-known neighbourhoods are the area around Hackescher Markt and Rosenthaler Platz, the Sprengelkiez and Brüsseler Kiez in Wedding, the Soldiner Kiez in Gesundbrunnen and Moabit around Turmstraße. Prices, residents and residential areas differ considerably between the centre and the localities in the north.
For investors
For investors, Mitte offers central locations, the highest asking rent of all districts (20.00 €/m², IBB 2025) and strong demand for small flats; over 91.9 % of flats are rented (IBB). On the other hand, it has the highest purchase prices in Berlin (7,384 €/m², Gutachterausschuss 2025), which depresses the initial yield. With 14 social preservation areas – mainly in Wedding, Gesundbrunnen, Moabit and Tiergarten-Süd – modernisations there require a permit, and for building sales there is a district right of first refusal (restricted since 2021). The rent cap (Mietpreisbremse) and the conversion ban apply throughout Berlin; vacancy is low (1.97 % according to the 2022 census). Check the location in each individual case: there are big differences between Spandauer Vorstadt and Gesundbrunnen.
