Berlin-Charlottenburg-Wilmersdorf: prices, rents and location

Charlottenburg-Wilmersdorf is the centre of City West, with the Kurfürstendamm, Bahnhof Zoo, Charlottenburg Palace, the exhibition grounds (Messe), the Technical University and the University of the Arts. It is characterised by grand upper-middle-class period buildings with high ceilings and generous floor plans around Savignyplatz, Lietzensee and Ludwigkirchplatz. To the west and south-west lie the villa colonies of Grunewald and Westend; Charlottenburg-Nord is dominated by housing estates, including the Siemensstadt large estate (Großsiedlung Siemensstadt), part of the UNESCO World Heritage Site “Berlin Modernism Housing Estates” (Siedlungen der Berliner Moderne).

The district

With an average age of 45.3 years, the population is older than the Berlin average (342,638 inhabitants, as at 30.06.2026). At 77.0 m², the average flat size is above the Berlin figure of 72.5 m² (IBB, 2024). Well-known neighbourhoods are Klausenerplatz, Mierendorff-Insel, Savignyplatz, Halensee and Schmargendorf.

For investors

The district is regarded as an established location with stable values and international renown. The asking rent is 19.17 €/m² (IBB 2025), the purchase price level around 5,371 €/m² (Gutachterausschuss 2025). Nine social preservation areas mainly affect Charlottenburg around Klausenerplatz, Mierendorff-Insel and Richard-Wagner-Straße, and Wilmersdorf around Brabanter Platz and Hochmeisterplatz; villa areas such as Grunewald are not covered. Risks: the rent cap (Mietpreisbremse) and the conversion ban apply throughout Berlin, older period buildings can incur considerable maintenance costs, and the high entry price limits the ongoing yield.
